Description
Timber frame construction market Germany: prefabricated element area and forecast to 2031
How is the timber frame construction market in Germany developing? The dataset quantifies demand for prefabricated timber frame elements (German HRB) as element area in million m² for every quarter from Q1/2021 to Q4/2031 – as historical market data and forecast. The figures measure the area of factory-made wall, roof and floor panels.
In timber frame construction, a stud frame of construction timber (KVH) is sheathed with OSB or gypsum fibreboard and insulated between the studs. Elements are factory-made and assembled within days. The core market is prefabricated single- and two-family houses, plus apartment buildings, serial renovation and storey extensions. Solid cross-laminated timber walls are excluded. As timber frame is a construction method, the KVH and OSB it contains are covered in m³ by their own datasets.
Two opposing forces shape the market. Structurally, timber and prefabricated construction is gaining share in housing, favoured by high prefabrication, short assembly times and dry, resource-efficient building. Cyclically, the slump in house building hits this single-family-oriented method hard. After a delayed trough, a moderate recovery is expected, backed by ongoing prefabrication and a rising timber share. The main competitor is masonry with clay bricks and calcium silicate units.
Which questions about the timber frame construction market does the dataset answer?
- How far has prefabricated element area in residential new build fallen since 2021?
- How is timber frame element area split between residential and non-residential buildings?
- What share of demand comes from renovation of existing buildings?
- When is the trough reached, and how fast does demand recover up to 2031?
Who is the dataset for?
Prefabricated house manufacturers and timber contractors use the series to plan plant capacity and sales. Suppliers of timber, panels, insulation and fixings derive their volumes. Developers, investors and analysts assess prefabricated timber buildings and compare them with masonry.
Data basis and methodology
The data separate new build and renovation by residential and non-residential buildings, plus the total market. The model links building completions, building permits and renovation activity with parameters such as wall and roof element area per m² of living space and the timber panel share of new residential buildings. The model was cross-checked against available market and industry data as well as internal data.
Delivered as CSV and Excel files, each in German and English, with 44 quarterly values. Related datasets: Construction timber (KVH), Oriented Strand Board (OSB), Cross-laminated timber (CLT) and all data on structural work, load-bearing structure and outdoor facilities.
